FormatShort vertical video, 15 to 60 seconds, is the highest-engagement format on every platform. Listings shared as video get about 12× the shares of a photo carousel. Carousels come second; single images third. CadenceThree posts a week beats a burst of ten. This week gives you three. Stories can be daily; they disappear. TimingMornings 7 to 9 and evenings 6 to 8 on weekdays, Pacific, are the reliable windows for this audience. Sunday evening is strong for listings, because that's when people search. Test your own insights after a month and adjust. WhereFacebook still has the widest adoption among agents and clients, about nine in ten. Instagram and TikTok are where growth and reach are. What an inspection period is

Fair HousingDescribe the property and the market, never the buyer. No language about who a home or neighborhood is "for." Familial status, religion, national origin, disability, race, sex, and source of income are protected. When in doubt, describe the house. AdvertisingYour licensed name and Works Real Estate on every post, profile, and email. Oregon and Washington require the brokerage name in advertising; add your license number to signatures and printed pieces. Equal Housing Opportunity on print. AgencyA written buyer representation agreement before touring. Agency disclosure at first substantive contact. Compensation is negotiable and set by agreement; never quote a fixed rate as the rule. QuotesLines from Works meetings and workshops stay anonymous: no names, no clients, no deal details, no numbers that point to one person. If a line would identify the speaker, ask them before you post it. ClaimsNo guarantees of price, timing, or outcome. Real numbers with a source and a date. "Preferred partner," never "free Showcase." Stats from Zillow, Courted, NAR, and the guides are cited on the card; keep the citation when you edit. MessagingText and email people who gave you their contact or asked to hear from you. Identify yourself. Honor stop and unsubscribe immediately. Sphere emails carry the unsubscribe line. ReviewsAsk for honest reviews; never pay for, incentivize, or edit them. Post a review only with the client's permission and only what they wrote. Client privacyNo client names, addresses, prices, or photos without written permission. "A Portland buyer" is always fine. A sold price on a public record is fine; a client's finances never are. Personal lettersBuyer letters to sellers are restricted in some states and can raise Fair Housing risk. Follow current state rules and your broker's guidance. DataMarket numbers from MLS, Zillow, and Courted are for your clients' decisions, not for redistribution. Post the card, not the export.
